Anyone putting a residential property on the market must have a Home Information Pack available for inspection by prospective buyers. The idea is that prospective buyers will have all the necessary information before they make an offer to purchase.

Who will prepare the packs?

Estate Agents have traditionally been the first port of call for someone wishing to sell a property and they will often seek to refer sellers to “HIP Providers” with whom they have an arrangement.

There is no doubt however that the person best placed to prepare the packs is the seller’s solicitor. He or she already has the necessary expertise and experience of this type of work and will often already have the deeds and other relevant documentation (especially if he or she acted in relation to the purchase of the property).
